According to a newsletter sent Nov. 14, 2014, TNP Strategic Retail Trust (SRT) revisited their objectives and listed goals. Some of their specific goals may be of interest to investors.
Raise equity from institutional investors and partners in order to:
– Open the death and disability redemption program.
– Have some type of general liquidity program of redemption.
– Continue to grow the Company and its distribution.
Actively manage the portfolio and recycle capital by selling stabilized assets and investing in new asset with more profit potential in order to:
– Increase distributions.
– Grow Net Asset Values.
– Position the Company for a public listing or other liquidity event in 2 to 3 years.
– All consistent with the original objectives.
While this may be good news to some investors, those who need liquidity in their investment, are left to search the secondary market for a buyer. Many investors were not made adequately aware of the risk and lack of liquidity associated with non-traded REITs like TNP Strategic Retail Trust.
Brokers that sold non-traded REITs had a responsibility to make investment recommendations that were suitable for each individual client. Brokers must take into account more than just a client’s net worth, such factors as age, investment experience, product knowledge, objectives, and risk tolerance should have been taken into consideration.
When brokers mislead clients and fail to perform adequate due diligence when making investment recommendations, can be liable for investment losses.
